We do not cover general house roofing or high level works under PL insurance requirements only to gutter level on all projects

We recommend plasterers other than for small works which we can undertake ourselves inhouse
We offer a small caring local service within the community for the jobs other larger construction businesses may not want to support. Our fees are basic daily rates on many projects plus cost for any materials we supply. Simple approach. Or you provide the idea, the materials and we confirm if the design is justifiable and then build it for you, this is for all exempt structures. We estimate the costs and keep you informed. We can template your project. Fees can adjust according to the level of specification we work to, such as insulations, finishes etc. A small mutual contract is formed with flexibility to cover any limited unforeseen or amended detail. Open honest approach towards mutual quality works at local levels of support.
We have 30 years of experience at professional engineered level and workman levels, to guide you on your needed compliances and in meeting those ever changing Building Regulation matters.

Remember, even the small projects can cost more than you think and prices do need to be realistic. Material costs are constantly changing. Fixed pricing is not possible without increased fees and charges.

Deposits apply and requests for fees and labour coverage will be requested throughout the development works, not at the end, although for larger projects a settlement fee may be applied where agreeable. We are a small business, therefore we must cover and protect our interests. This does not affect your legal rights.

Always allow a minimum 20% contingency on building works as a guide just in case.
- Allow £2-4000 for Architect fees and Planning on small build project works.
- Allow £500-2000 for Building Control fees as guidance for notifiable works.

Build price 2024 per m² for new build is £2200 - 2400 RICS up to date guidance.

Small extensions can cost significantly more as the limited floor area will not be viable to attain lower m² costings as a rule. Pricing is on a case by case scenario, therefore full plans and detailed specification submission for our assessment are a must requirement on all notifiable works.

Average 2024 small- medium professional construction labour rates are between £200-360 per day per person + V.A.T, depending on business type and trade level.

Our day business rates are variable depending on the job type but remain in accordance with the professional expectations for the region.

We apply the JCT professional contract terms where applicable.

Review Public Sewer maps where building within 3m. This can cause delays and significant diversion costs or foundation Engineered solutions.

For houses built prior to 1999-2000, asbestos may exist and this requires assessment pre commencement. Project found to be containing asbestos are generally under controlled licenced works. All must be risk assessed and dealt with appropriately. Costs and timescale allowances must be taken into consideration, where this applies. KBBM are not covered for such works within Public Liability. Refer to HSE website for further guidance.

Do allow for time in material collection and design consideration and collection or delivery costs within any project, other than for those works of a very limited nature.

Do consider waste management, household waste costs and skips, all are extras at variable costs to your scheme and outside of KBBM control.

We cannot vouch for subcontractors and we do not accept Third Party Liability.

We carry a £5 million Public liability coverage for our own works.

In law now under the Building Safety Act 2022 and the Building Act 1984, The Client is the Principal (Duty Holder) Client, and they are ultimately responsible for notifiable works.

The Building Safety Act 2022 now requires those working on projects to be fully equipped with the skilled knowledge and full project information to process the build. Failing to afford this can now be considered an offence in law, even if the project is about to commence without it in place.

KB may assist in identifying your legal duties with you and ours and those involved in the scheme of works, so that you know what you must do, as and when the case as it is needed to act upon it.

We are fully up to date with Building Regulation compliance and can guide you on permitted development Planning law.

KB will support a Principal Designer, but we will not act on the lead role, this responsibility remains between the Client and Designer directly.

K Beckwith Building and Maintenance Services, is a small independent business formed to meet compliance on all that matters for local people in Breckland and local surrounding villages. This is for projects post the April 6th 2024 changes in building control law and practice. We may be small but we have £2 Billion of Chartered Engineer experience based over the last 18 years working within various Building Control environments and 13 years acting within previous owned building construction services. We know our stuff and we have written 15,000 reports checking and inspecting others works in this time. We want environmental well thought through projects to succeed. We will not cut corners for less than building compliance performance standards. However many of our projects will be non notifiable and exempt under Schedule 2 Regulation 9 allowances, but our standards will aim to achieve standard expectations within professional detailing and manufacturers information for conformity.
